A beautifully furnished 4 bedroom, 3 bathroom modern executive villa sleeping 8 but registered for 10, to accommodate our younger guests that may require a cot. You will find us on the secure and peaceful conservation community of sandy ridge, near Champions Gate and just 9.5 miles from Disney and Kissimmee Old Town.
The villa truly is a home from home, with 2 large lounge areas, a fully equipped kitchen / utility room complete with a washer and separate dryer, dining area, 4 bedrooms, including one king and one queen both with en-suites and 2 twin bedrooms sharing a family bathroom.
There is a fully screened 30ft x 15ft south west facing swimming pool for you to soak up the sunshine throughout the day, which overlooks 10 acres of beautiful conservation, so you are never overlooked at the rear.
The villa also has a games room with a full size pool table, table football, dart board, magnetic chess/draughts, board games, Play Station with a selection of games and a good selection of books, should you just wish to read and relax.
The location of Sandy Ridge is perfect with the surrounding area still relatively undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of the I4, giving access to Walt Disney World in approx 15/20 minutes. Marker 5 of the 192 can be reached in just 10 minutes via a quiet local road where you will also find the nearest Walmart Supermarket.
The Champions Gate development is just a 2 minute drive away, where you will find a Publix Supermarket, CVS Pharmacy, Macdonald's, Subway, gas stations, banking facilities and other small retail outlets and restaurants, including Chilli's, Millers Ale House, Red Robin, Longhorns, Olive Garden, Ford Garage, Panera Bread, Wendy's and Dunkin Doughnuts to name just a few.
There is also a Chinese takeaway and Italian Trattoria, both of whom provide delivery to the Sandy Ridge area.
A local Accident & Emergency room is also close by, should it be needed.
Golfers will find two Greg Norman designed Golf Courses and a David Leadbetter Golf Academy at Champions Gate and even closer is the upscale resort of Reunion, home to 3 championship courses.
If you and your family's vacation/holiday plans involve visiting theme parks, water parks, golfing, shopping, or simply lazing by your own private pool, with fine dining just a few minutes away, you will not find a better location than Sandy Ridge!

Kitchen - fully equipped with upgraded units and appliances includes: large cooker, microwave, dishwasher, fridge/freezer, coffee maker, toaster, sandwich maker, kettle and much more.
Utility Room - separate laundry room with washing machine, tumble dryer, ironing board, iron and vacuum cleaner.
Master Bedroom 1 - large bedroom with King-size bed, ample storage including walk-in wardrobe/dressing room, 32 inch flat screen TV complete with cable box, ceiling fan and en-suite bathroom with large bath, shower, 2 sinks, separate WC, hair dryer and pool access.
Master Bedroom 2 - Queen-size bed with double large double closet, 32 inch flat scree TV and cable box, ceiling fan and en-suite bathroom with large walk in shower, WC, sink and hair dryer.
Bedrooms 3 and 4 - both have twin beds, 25 inch flat screen TV's with cable in each room, integral closets and ceiling fans.

ALARM - The home has a fully monitored alarm system for your security, it also has separate alarms on both the pool exits from the villa as a warning for young children exiting onto the pool area.

Bed linen and towels are provided, as are pool towels, although we ask that these are not removed from the villa.
Important Information: The villa is fully Sanitised and cleaned before and after your stay, There is an additional cleaning charge of £90 for a SANITISED COVID CLEAN on departure.
The pool does not come heated as standard - should you wish to have pool heating, this is available at an additional charge of £140 per week (£20 per day), usually recommended if you are staying between October to April. Please let us know if you require heating when you book.
Whilst the villa does not have BBQ facilities, these can be arranged for you at an additional cost of $70 per week.
